Why lintels fail
Most Perth brick homes have steel angle lintels over their windows and doors. Over time, moisture gets into the mortar, the steel corrodes and the rust swells. That pushes the bricks above upwards and outwards, cracking the wall from the corners of the opening. Coastal suburbs see it sooner, but we replace rusted lintels right across Perth.
Signs of a failed lintel
- Horizontal or diagonal cracks running from the top corners of a window or door
- Rust staining or flaking steel visible above the frame
- Bricks above the opening that have lifted, bowed or dropped
- Windows or sliding doors that have become hard to open
How we replace lintels
We support the brickwork with props and needles, then carefully take out the bricks above the opening. The corroded lintel comes out and a new hot-dip galvanised lintel goes in, with damp proofing. We relay the brickwork using matching bricks and mortar. Where the wall above has also cracked, we add Helifix stitching or a HeliBeam so the repair spreads the load properly.
We've replaced lintels on everything from family homes to a seven-storey apartment block in Maylands and a Water Corporation substation.
